Experience and estimating
An experienced contractor understands the true time and materials required to complete a job properly. Less experienced contractors sometimes underbid simply because they underestimate the work involved. Unfortunately, this can lead to rushed work, unexpected change orders, or unfinished projects when costs exceed the budget.
Insurance and Protection
A properly insured contractor carries liability insurance and worker coverage to help protect both their team and your home. Choosing a contractor without adequate coverage may expose homeowners to unnecessary financial risk if an accident or property damage should occur.
Materials and Building Methods
Many renovation products look or sound similar on the surface byt perform very differently over time. Waterproofing systems, underlayments, insulation, drywall, paints, etc,—all vary in quality and purpose. Lower-priced quotes may rely on less durable products or omit steps that aren’t immediately visible but have a significant impact on performance and/or longevity.
Permits, Engineering and Code Requirements
Permits and Engineer reports are crucial to many jobs, as is knowing and adhering to buillding codes. If you are making structural changes, electrical/plumbing upgrades, guesswork simply is not an option. Though they can drive the cost upwards, the cost of doing it incorrectly—or not at all—is often far greater.
Scope of Work
Not every quote includes the same preparation, repairs, cleanup, permits or finishing details. Before comparing prices, make sure you understand the complete scope of work that each contractor is offering. If you notice details in one quote that aren’t in the other—ask questions.

Before you lay your flooring the subfloor must be level and even , in good condition and free of obstruction. These are important steps to ensure the best performance from your flooring.
Typical Repairs:
Check for movement and refasten any loose areas: cost is usually minimal: $100—$200 per average room
Leveling must not be overlooked. Many floor materials require that there be near zero dips and bumps or warranty can be void and flooring will likely fail. This process can range from the application of self-leveling cement to address smaller issues, to repairing floor joists, depending on how uneven the structure is: costs can range from $500—$7000 per average room
